The Grand Villa is a 400 m² single-family luxury home that showcases a new structural solution for high-end residential design in Thailand. Stact provided full structural design, BubbleDeck slab engineering, production, and on-site installation support — helping reduce construction time by over 50% while enhancing build quality through semi-precast components.
With fewer columns, higher floor-to-ceiling clearance, and integrated seismic resilience, the home offers both spatial freedom and structural performance. Notably, the home remained in pristine condition during the March 28, 2025 Bangkok earthquake — a real-world demonstration of its durability and design excellence.
Challenge :
The project required integrating a modern precast floor system with conventional cast-in-place (CIP) columns, while coordinating with a local subcontractor unfamiliar with BubbleDeck. The architectural design featured complex drop zones for patios, bathrooms, and a large bathtub, along with long-span areas for the main entrance and garage — all of which demanded high structural precision and flexibility.
Solution :
Stact provided a hybrid structural solution that seamlessly combined BubbleDeck slabs with CIP columns, allowing for smooth coordination with the local team and conventional construction practices. Despite this being the contractor’s first experience with the system, our team supported the process end-to-end — from design through to installation. The semi-precast approach ensured accurate drop panel integration and clean execution of long-span areas without added structural depth.
